Home staging: how to prepare a home for sale

Buyers make up their minds from the first photos in a listing. Home staging means preparing a home for sale or rent so that it shows the space at its true potential — not the current owner's taste.

What home staging is

Home staging is not a renovation. It's a short, targeted intervention: personal belongings and surplus furniture are removed, and suitable furniture, textiles, lighting and accessories are arranged or brought in, so that every room has a clear purpose and looks great in photos and at viewings.

Why it works

• Photos are the first filter. A listing with empty or cluttered rooms gets fewer viewings.
• Buyers need to see themselves living there. A neutral, tidy space is easier to imagine as “mine”.
• Empty rooms look smaller. Without furniture, it's hard to judge whether a double bed or a table for six will fit.

What it usually includes

1. Assessing the home and the audience it's aimed at.
2. Decluttering: removing personal belongings and furniture that crowds the space.
3. Minor repairs and refreshes: painting, light fittings, handles.
4. Furnishing and styling with pieces that suit the space.
5. Preparing for the photo shoot.

The same principle works for rentals: a well-presented apartment lets faster and attracts tenants who can afford the asking rent.
